Law Changes On Electrical Safety Certificates

 

From the 1st July 2020, all landlords need to be aware that any new tenancy starting after this date has to have a current Electrical Installation Condition Report (EICR) to be available to the tenant with all of the other documentation that is required by law to fulfil the conditions attaching to the assured tenancy agreement. Our advice is that landlords should consider having their properties tested earlier rather than later and not leave this inspection to the last possible moment. The age of the property and the condition of the wiring will determine whether the property is compliant, and the amount of work required to make the property compliant.

This regulation comes into effect next year on all properties including existing tenancies. The EICR lasts for 5 years.
